New two story addition and partial remodel of existing one story craftsman home

A young family wanted to add a 2 story addition to their existing home in order to provide:

  • A new master suite, with walk-in closet and 3 piece bathroom, overlooking the rear yard
  • An additional bedroom for the new baby they were expecting
  • A new laundry room & half bath

The project also includes a remodel of the existing 1st floor including:

  • The removal of walls to create an open concept flow between all main entertaining spaces
  • The conversion of an existing bedroom into a new Family room to act as a media room for kids while leaving the existing Living room for adults to entertain as well.
  • Remodel of existing kitchen to open it up to Living, Dining & Family rooms and create a large island where kids can do their homework and or guests can sit while talking to the cook.

The new 2 story addition is located at the rear of the existing home in order to minimize structural work on the existing house. The addition is set into the slope of the site and its 2nd story is concealed within a gable roof in order to minimize the mass of the new structure. Details like columns, new stairs with railings and trim work have been added to the exterior of both the new addition and the existing house in order to add character to the existing house and tie the new and existing together.
